Every family is supported by three roles working together. Real estate matters go through your Buyer's Realtor. Legal matters go through your Legal Team. And a dedicated Case Manager keeps the process moving so nothing falls through the cracks.
Legal Team
A nationwide network of vetted foreclosure-defense attorneys. When hardship threatens the home, they review notices and deadlines, communicate with your servicer, and evaluate every legal option available in your state. Legal advice and representation come from the attorney under a separate engagement, not from Equity Guardians.
Buyer's Realtor
A licensed real estate professional who purchases coverage for the family out of their commission at closing, then stays involved for the life of the mortgage. If a sale becomes the right move, the same Realtor who helped the family buy the home is positioned to help them sell it, rent, and buy again.
Case Manager
The family's single point of contact. The Case Manager coordinates the team, keeps everyone informed, connects the family with an appropriate attorney, and arranges payment of the attorney's retainer through the program. Not a lawyer, not a broker, no legal or real estate advice.

The Legal Team reviews notices and deadlines, opens the right communications with the servicer, and analyzes what is available under the law and under the loan. The Case Manager keeps everyone informed. The goal at this phase is straightforward: keep the family in the home.

Not every hardship can be reversed. If keeping the home is no longer realistic, the goal is not to let the family be erased at auction. The Buyer's Realtor moves to sell the home before foreclosure, while the family's credit is still strong and the Legal Team works to hold foreclosure at bay.
A sale at market value protects far more than an auction ever will. Credit stays intact. Equity is preserved instead of forfeited. The family transitions into a rental with cash in hand to weather the hardship. And when their financial footing is restored, the same Realtor who helped them buy the first home is positioned to help them buy again.

Foreclosure Recovery. We don't walk away.
If a sale is not possible and foreclosure still happens, Equity Guardians does not consider the case closed. This is the phase most companies would walk away from. It is the phase our name is built around. The team continues to work, at or before the auction, to recover the home and put the family back in it.
If the home can be recovered at or before auction, we attempt to refinance it back to the family at 0% interest on a new 30-year mortgage, protecting surplus equity and giving them a real chance to stay in the home they built a life in. Where the home cannot be recovered, we still pursue any surplus-equity the family is legally entitled to.
